As much as half of the energy used in your home goes to heating and cooling. So making smart decisions about your home's heating, ventilating, and air conditioning (HVAC) system can have a big effect on your utility bills — and your comfort.
Check your filter every month, especially during heavy use months (winter and summer). If the filter looks dirty after a month, change it. At a minimum, change the filter every 3 months. A dirty filter will slow down air flow and make the system work harder to keep you warm or cool — wasting energy. A clean filter will also prevent dust and dirt from building up in the system — leading to expensive maintenance and/or early system failure.
If your HVAC equipment is more than 10 years old or not keeping your house comfortable, have it evaluated by a professional HVAC contractor. If it is not performing efficiently or needs upgrading.

Under Door Drafts

The most effective and least visible types for these areas are spring-metal and cushion-vinyl strips and adhesive-backed foam. Foam is not as durable as strips, but it is a breeze to install and the least visible when the door is open.Sealing the bottom of a door is another story. Sealing that gap requires a special type of weatherstripping or a combination of materials. The most common materials are a threshold, a door shoe, and a door sweep.

What is a AFCI?

The “AFCI” is an arc fault circuit interrupter. AFCIs are newly-developed electrical devices designed to protect against fires caused by arcing faults in the home electrical wiring.
Annually, over 40,000 fires are attributedto home electrical wiring. These firesresult in over 350 deaths and over 1,400 injuries each year1. Arcing faults are one of the major causes of these fires. When
unwanted arcing occurs, it generates high temperatures that can ignite nearby combustibles such as wood, paper, and carpets.
The 1999 edition of the National Electrical Code, the model code for electrical wiring
adopted by many local jurisdictions, requires AFCIs for receptacle outlets in bedrooms,
effective January 1, 2002. Although the requirement is limited to only certain circuits in
new residential construction, AFCIs should be considered for added protection in other
circuits and for existing homes as well. Older homes with aging and deteriorating wiring
systems can especially benefit from the added protection of AFCIs. AFCIs should also
be considered whenever adding or upgrading a panel box while using existing branch
circuit conductors.

What does a home inspector inspect?

A home inspector looks at & visually inspects JUST ABOUT everything connected to the home. From the top of the chimney on down to the crawlspace. And of course JUST ABOUT everything else in between. But not everything. Home inspectors are not expected & should not be expected to "find every defect in the home. The home inspection is to be used as a tool for you the buyer, to be better informed. Not a warranty or guarantee. But a tool to be used as a better informed buyer. Show up at the inspection and ask tons of questions. Shadow the inspector. It is your home, he is working for you. If he can not answer a question, he will be able to find the answer for you. Home inspectors are a well connected bunch of people, with connections in many different industries. Ask questions.

Tree roots and foundations don't mix

Tree roots are naturally attracted to any moisture in the soil, so there may be a hole or crack in the pipe that the roots found, and that's how they entered the pipe. If so, the pipe will have to be repaired or replaced by a plumber to solve the problem.
Any crack or fissure in a sewer line will send out signals to tree roots that they will follow. Tendrils resembling spider webs creep down into the cracks and send out roots, which have the potential to grow as large as the sewer line itself. Have you ever walked (<-------look at this link.....tons of great information)down the sidewalk or the street and seen a flower poking its head out of a crack? How about something larger? In older neighborhoods it's not uncommon to see concrete slabs of sidewalk pushed up and cattywampus by tree roots.
Tree roots and shrubs can cause foundation problems when they absorb large amounts of water from areas near and under a specific portion of the foundation. Most people do not realize that tree roots usually extend outward to the extent of the tree canopy and up to three times the height of the tree. A medium size tree about one foot in diameter and twenty-five to thirty feet in height can absorb 150 gallons of water a day. If this tree is close to the home foundation then the tree absorption plus evaporation during the summer can leave the soil in that area much dryer than the soil under other areas of the foundation.

2 Prong Outlets

When you look at a normal 120-volt outlet in the United States, there are two vertical slots and then a round hole centered below them. The left slot is slightly larger than the right. The left slot is called "neutral," the right slot is called "hot" and the hole below them is called "ground." The prongs on a plug fit into these slots in the outlet.
If you look around your house, what you will find is that just about every appliance with a metal case has a three-prong outlet. This may also include some things, like your computer, that have a metal-encased power supply inside even if the device itself comes in a plastic case. The idea behind grounding is to protect the people who use metal-encased appliances from electric shock. The casing is connected directly to the ground prong.
If you have a 2 prong system in you home, consider upgrading to a safer, modern grounded system.

PEX plumbing has been in use in Europe since about 1970, and was introduced in the U.S. around 1980. The use of PEX has been increasing ever since, replacing copper pipe in many applications, especially radiant heating systems installed in the slab under floors or walkways. Interest in PEX for hot and cold water plumbing has increased recently in the United States.

Advantages of PEX Plumbing

Flexible PEX tube is manufactured by extrusion, and shipped and stored on spools, where rigid plastic or metal piping must be cut to some practical length for shipping and storage. This leads to several advantages, including lower shipping and handling costs due to decreased weight and improved storage options.
PEX plumbing installations require fewer fittings than rigid piping. The flexible tubing can turn 90 degree corners without the need for elbow fittings, and PEX tubing unrolled from spools can be installed in long runs without the need for coupling fittings.
Attaching PEX tube to fittings does not require soldering, and so eliminates the health hazards involved with lead-based solder and acid fluxes; PEX is also safer to install since a torch is not needed to make connections..
PEX resists the scale build-up common with copper pipe, and does not pit or corrode when exposed to acidic water.
PEX is much more resistant to freeze-breakage than copper or rigid plastic pipe.
PEX tubing does not transfer heat as readily as copper, and so conserves energy.
Water flows more quietly through PEX tube, and the characteristic "water hammer" noise of copper pipe systems is virtually eliminated.
PEX plumbing installations cost less because:
- PEX is less expensive than copper pipe.
- Less time is spent running pipe and installing fittings than with rigid pipe systems.
- Installing fewer fittings reduces the chances for expensive callbacks.

Those Dam-aging Woodpeckers

I see this often on wood sided homes and am frequently asked "what can we do to get rid of those pesky birds?"
There are some solutions, however there are a few things you need to know first.
***** Woodpeckers are a federally protected bird under the North American Migratory Bird Act. Do not use lethal control on woodpeckers without contacting your Federal Wildlife Officer. You will need to institute non-lethal control strategies before you will receive permission to implement lethal control.
***** Woodpeckers damage structures for basically three reasons:
1. Searching for insects;
2. Creating cavities for nesting and shelter; or
3. Marking territory (a common phenomenon called drumming primarily during the months of March/April/May).
Solutions, but no guarantees
1. Cover all holes as soon as possible. Place aluminum flashing over the areas where the woodpecker is pecking. The flashing will stop the pecking at that spot because: 1) it is metal, 2) it changes the sound, and 3) woodpeckers don't like shiny objects. Just make sure that the woodpecker is not living in your home.
2. Harass and scare the woodpecker causing damage, using one or more of the following techniques:
? Mylar tape: You can also try running some Mylar tape (1-inch-wide strips) around the area where he is pecking. Woodpeckers don't like shiny objects. If you don't have Mylar, use tinfoil or small mirrors. Remember, no harassment technique works all the time or in every situation.

Whole House Fans

Cooling Using a Whole House Fan

Whole-house fans pull in cool air from open windows and doors and exhaust warm/hot air through the attic and roof. They're ideal if you live in an area with typically low humidity levels and nighttime temperatures below 75°F during the summer. (The illustration from the U.S. Department of Energy shows how these fans work.) These fans cost significantly less to operate than air conditioner.

Whole-house fans require an opening between the living space and the attic, but that opening can allow cold air to infiltrate your living space in cold-weather months. So install an airtight insulated cover over the opening to prevent heat loss and keep your heating bills from skyrocketing.

Drawbacks of Whole House Fans

Whole house fans can be noisy, especially if improperly installed. In general, a large-capacity fan running at low speed makes less noise than a small fan operating at high speed. All whole house fans should be installed with rubber or felt gaskets to dampen noise. You can set a multi-speed fan to a lower speed when noise is a problem.

Low indoor humidity (below 30%) causes dry-air problems: static electricity, skin irritation, respiratory problems, cracks in drywall, etc. High humidity levels in our homes (more than 60%) are a cause of discomfort, moisture, bacteria, viruses, fungi, mites, or pathogens responsible for asthma. High humidity is also a cause of damages in residential structures, floors, ceilings, walls and furniture.
Besides weather and climate conditions, moisture can also be favored by elements like...
- bad drainage involving the roof, overhangs and grounds around the building;
- insufficient insulation and ventilation;
- poor control of rain and snow, construction wet materials…;
- cooking, bathing and laundry.
Obviously, relative humidity can be largely associated with climate conditions and weather seasons. This humidity should be managed trough...
- ventilation;
- air conditioning or...
- evaporative cooling...
In dry climates, cooling solutions use evaporative cooling and ventilation. In wet climates, air conditioning is often the more adequate solution. In other climate conditions, solutions rely upon ventilation and air conditioning.

Bats are beneficial and gentle creatures but occasionally they become a nuisance and get "too close for comfort". If this occurs, DON'T PANIC! All the negative stories and tales you've heard about bats are greatly exaggerated.
Over the years bats have been needlessly persecuted by humans. The enormous quantities of mosquitos and other insects that bats consume each year make summers in Minnesota more livable.Check out this excellent article written by the Minnesota Department of Natural Resources.

Furnace Efficiency Tips

Turn down the temperature a little. Keeping your home two degrees cooler will reduce emissions by about 6 percent and save you money. You may not notice the difference, especially at night or when you're out of the house (a programmable thermostat can help).

Draw the curtains at night. A heavy curtain can block the chill from a cold window, so you won't need to raise your thermostat to feel comfortable. You may even find that you can maintain your comfort at a lower thermostat setting, thereby saving even more energy.

If you live in a cold climate, choose windows without low-e coatings and little solar shading for south- and west-facing exposures. Keep the windows covered on sunny days during the summer but uncover them on sunny days during the winter to benefit from some free solar heating.

Reduce heat loss from ducts. The Department of Energy estimates that 20 percent to 40 percent of the heating energy that leaves the furnace of a typical heating system dissipates in its duct system. Limit those losses by sealing leaks and, where feasible, insulating ducts.

Carbon Monoxide (CO) Poisoning in Your Home

CO is a gas that can build up to dangerous concentrations indoors when fuel- burning devices are not properly vented, operated, or maintained.
Carbon monoxide (CO) is an odorless, colorless gas often formed in the process of incomplete combustion of organic substances, including fuels.
Common sources of CO in homes include fuel-burning devices such as: furnaces, gas or kerosene space heaters, boilers, gas cooking stoves, water heaters, clothes dryers
Simple measures can be taken to prevent CO problems. Make sure that all your fuel burning appliances and heating devices are properly vented and maintained.
Homes with fuel-burning appliances such as gas furnaces, water heaters, ovens, and fireplaces or homes with attached garage are more likely to have CO problems than those homes not using these appliances. You should have your fuel-burning appliances checked by a qualified heating contractor every year to look for possible problems.

Moisture on Windows

It is difficult to completely eliminate moisture on existing windows. Inefficient windows (e.g., single pane with aluminum frames) or high moisture with inadequate ventilation can result in condensation, frost, or pools of water on windows and sills. Moisture in the air condenses when it touches a cold surface. (The same effect causes a glass of ice tea to “sweat” on a hot humid day.) Continued excess moisture can lead to mold, mildew, and deterioration of your windows and sills.

To reduce humidity levels in your home:

Use ventilation fans in kitchens and baths to control moisture.
Your clothes dryer should be vented directly to the outside. Inspect the vent duct. Make sure it is attached securely to the dryer. Check that it is clear of obstructions (e.g. lint). Check for holes that leak air. If vent duct is damaged replace it with a metal duct. The vent duct should be cleaned at least once a year. The Consumer Products Safety Commission additional safety tips for dryer vents .
If you have single pane windows, especially with metal frames, install storm windows or consider replacing your existing windows with ENERGY STAR labeled windows.
If you can’t afford to add storm windows or replace your windows now purchase and install a shrink film or polyethylene sheet, window insulation kit from a home center or hardware store.
If you have a humidifier, check it regularly for proper operation. It could be adding too much moisture to your indoor air.

Breakers or Fuses?

Fuses

Fuses are typically small objects that plug into a fusebox or other central location. Inside the fuse is a small piece of metal, across which the electricity must pass. During normal flow of electricity, the fuse permits the power to pass unobstucted. But during an unsafe overload, the small piece of metal melts, stopping the flow of electricity. When a fuse is tripped, it should be thrown away and replaced with a new fuse. As there are many varities of fuses available that handle different capacities of electricity, care should be taken when choosing replacement fuse.
Fuses and circuit breakers have unique advantages and disadvantages. One advantage of fuses is that they are cheap and can be purchased from any hardware store, but they have the drawback of needing to be replaced once they stop an overload. That can be challenging in a darkened room. Alternatively, circuit breakers can simply be reset with a flip of a switch after an overload. However, the technology can be more expensive than a fusebox. Electricians are best qualified to determine whether fuses or circuit breakers are better for a particular electrical installation.

Old 2 prong outlets

Increase the safety of your old two-prong outlets by installing a new ground fault circuit interrupter receptacle. The GFCI will protect against a deadly shock even if it's not connected to a ground. But just because the GFCI has a hole for a third prong, don't assume you can plug in three-prong plugs. The National Electrical Code (NEC) states that any appliance equipped with a three-prong plug is required to be grounded, and the installation shown does not provide the necessary equipment ground. Also, some computer equipment won't work properly if it's not grounded. The outlet will still be ungrounded, but the GFCI will "trip," cutting off the current and protecting you from electrocution.

Ice Dams

An ice dam is a ridge of ice that forms at the edge of a roof and prevents melting snow (water) from draining off the roof. The water that backs up behind the dam can leak into a home and cause damage to walls, ceilings, insulation, and other areas.
This picture illustrates unusually high heat loss from the roof. There is very little snow left on the roof and at its edge is both an ice dam and a "beautiful" row of icicles.

Ice dams can be prevented by controlling the heat loss from the home.

Moldy Windows

Molds can be found almost anywhere; they can grow on virtually any organic substance, as long as moisture and oxygen are present. There are molds that can grow on wood, paper, carpet, foods, and insulation. When excessive moisture accumulates in buildings or on building materials, mold growth will often occur, particularly if the moisture problem remains undiscovered or unaddressed. It is impossible to eliminate all mold and mold spores in the indoor environment. However, mold growth can be controlled indoors by controlling moisture indoors.
Should I use bleach to clean up mold?
Moisture and Mold Prevention and Control Tips:

When water leaks or spills occur indoors - ACT QUICKLY. If wet or damp materials or areas are dried 24-48 hours after a leak or spill happens, in most cases mold will not grow.
Clean and repair roof gutters regularly.
Make sure the ground slopes away from the building foundation, so that water does not enter or collect around the foundation.
Keep air conditioning drip pans clean and the drain lines unobstructed and flowing properly.
Keep indoor humidity low. If possible, keep indoor humidity below 60 percent (ideally between 30 and 50 percent) relative humidity. Relative humidity can be measured with a moisture or humidity meter, a small, inexpensive ($10-$50) instrument available at many hardware stores.
If you see condensation or moisture collecting on windows, walls or pipes ACT QUICKLY to dry the wet surface and reduce the moisture/water source. Condensation can be a sign of high humidity.

Snow shoveling and your Home

Radiant Heat

I've been asked several times this past week about in floor heat or radiant heat along with some pros and cons.
Radiant heating has a number of advantages: it is more efficient than baseboard heating and usually more efficient than forced-air heating because no energy is lost through ducts. The lack of moving air can also be advantageous to people with severe allergies. Hydronic (liquid-based) systems use little electricity, a benefit for homes off the power grid or in areas with high electricity prices. The hydronic systems can also be heated with a wide variety of energy sources, including standard gas- or oil-fired boilers, wood-fired boilers, solar water heaters, or some combination of these heat sources.
Hydronic (liquid) systems are the most popular and cost-effective radiant heating systems for heating-dominated climates. Hydronic radiant floor systems pump heated water from a boiler through tubing laid in a pattern underneath the floor. In some systems, the temperature in each room is controlled by regulating the flow of hot water through each tubing loop. This is done by a system of zoning valves or pumps and thermostats. The cost of installing a hydronic radiant floor varies by location and also depends on the size of the home, the type of installation, the floor covering, remoteness of the site, and the cost of labor.

Attic Ventilation

At first it may seem odd to add insulation for warmth and then purposely allow cold air to enter the attic through vents, but this combination is the key to a durable and energy-efficient home. Here's why: in the winter, allowing a natural flow of outdoor air to ventilate the attic helps keep it cold, which reduces the potential for ice damming (snow that melts off a roof from an attic that is too warm and then re-freezes at the gutters, causing an ice dam that can damage the roof). Proper insulation and air sealing also keeps attics cold in winter by blocking the entry of heat and moist air from below. In the summer, natural air flow in a well-vented attic moves super-heated air out of the attic, protecting roof shingles and removing moisture. The insulation will resist heat transfer into the house.
The most common mistake homeowners make when installing insulation is to block the flow of air at the eaves. NEVER COVER ATTIC SOFFIT VENTS WITH INSULATION — use rafter vents and soffit vents to maintain airflow.

Ceiling Fan Direction

The effects of a ceiling fan in the summer months are directly related to the well know wind chill factor. By producing a breeze or wind chill, a ceiling fans downward airflow can make a room with a thermostate setting of 78 degrees feel like 72 degrees. The actual thermostate in the room will not change, it does not cool the room, people in the room will feel the wind chill effect making them more comfortable.

This will save from 30% to 40% on air conditioning bills. So, make sure during summer months that your ceiling fans are rotating counter clockwise pushing the air down.

In the Winter the Ceiling Fan should be rotating clockwise

Ceiling fans are generally associated with warm weather usage. However, when a ceiling fan is in the reverse motion (winter mode), the upward flow of air will push the warmer air trapped at the ceiling back down to earth making your feet feel as warm as your neck. With out a ceiling fan pushing the warm trapped air the ceiling of a room would be 15 degrees warmer than on the floor.

To avoid wind chill in the winter warming the ceiling fans should stay on low speeds at all times. Remember that in the reverse direction the ceiling fan should be pushing the air upward.

A qualified home inspector will point out your ceiling fan and make sure it is going in the right direction.

A Basic Home Inspection

Is the roof in good condition?
Note the type of roofing material used. Try to determine its age from the previous owner.
Are there broken or missing shingles, or some with curling edges?
Is the ridge beam of the roof straight, or does the roof sag?
Is there evidence of water leakage inside the house?
Inspect rafters and insulation in the attic as well as ceilings and interior walls for water stains and discoloration.
Is the flashing in good condition and properly placed to prevent water from entering the attic?
Make sure there is flashing around the chimney.
Are the gutters and downspouts in good condition? Are there any signs of leakage?
Do downspouts empty away from the foundation?
Is there easy, clear access to the basement or crawl space?
If heating equipment or water heater is located there, can it be reached easily for servicing?
Is the basement or crawl space dry and resistant to water penetration?
Check for water stains on concrete floors and foundation walls.
Damp spots on walls are not necessarily a sign of leakage; they can result from
condensation. Even if floors and walls are dry, a damp or musty smell may indicate seasonal wetness.
Are there foundation vent openings in the crawl space?
These openings are especially important if the ground has not been covered by a moisture barrier or if there is a radon problem.
Does the service box have at least 100 amperes?
Check the quantity and types of circuits for appliances and other electrical equipment to be used.
Check to see whether kitchen and laundry circuits are adequate.
Are there enough electrical receptacles to meet your needs? Grounded receptacles have a third, round hole. Use a circuit tester to see if receptacles are wired correctly and are grounded.
Does the house have ground-fault circuit interrupter (GFCI) protection in the kitchen, bathroom, garage, and outdoor circuits?
Special GFCI receptacles can be identified by the “test” and “reset” buttons on the face of each outlet; GFCI breakers are labeled in the service box.
If this protection is found in an older home, it indicates that the electrical system has been upgraded. Is there visible electrical wiring in the attic, basement, or garage?
Note the type of wire used and its condition.
As with the heating system, you may wish to have a professional check the electrical system.
If all of this seems a bit over whelming, consider hiring a professional home inspector. There's a lot more to doing a home inspection than pointing a flashlight.

It is estimated that a one-inch rain fall on a typical 2000 square foot roof will produce up to 2,500 gallons of water !

That water has 3 options once it hits your roof:
1) Run off your roof and potentially drain away from your home (if your grading is working like it should)
2) Run off your roof and potentially drain into your basement
3) Run into a properly installed gutter system and flow away from the home

Swimming Pool Safety

Childproofing
Although it seems obvious, close supervision of young children is vital for families with a residential pool. A common scenario is a young child leaving the house without the parent or caregiver realizing it. Children are drawn to water, and they can drown even if they know how to swim. All children should be supervised at all times while in and around a pool.

The key to preventing pool tragedies is to provide layers of protection. These layers include limiting pool access, using pool alarms, closely supervising children, and being prepared in case of an emergency. The U.S. Consumer Product Safety Commission (CPSC) offers these tips to prevent drowning:

Fences and walls should be at least 4 feet high and installed completely around the pool. The fence should be no more than 2 inches above grade. Openings in the fence should be a maximum of 4 inches. A fence should be difficult to climb over.
Fence gates should be self-closing and self-latching. The latch should be out of a small child’s reach. The gate should open away from the pool; the latch should face the pool.
Any doors with direct pool access should have an audible alarm that sounds for 30 seconds. The alarm control must be a minimum of 54 inches high and reset automatically.
If the house forms one side of the barrier to the pool, then doors leading from the house to the pool should be protected with alarms that produce a sound when a door is opened.
Young children who have taken swimming lessons should not be considered “drown proof”; young children should always be watched carefully while swimming.
A power safety cover—a motor-powered barrier that can be placed over the water area—can be used when the pool is not in use.
Rescue equipment and a telephone should be kept by the pool; emergency numbers should be posted. Knowing cardiopulmonary resuscitation (CPR) can be a lifesaver.
For aboveground pools, steps and ladders should be secured and locked or removed when the pool is not in use.
Babysitters should be instructed about potential hazards to young children in and around swimming pools and their need for constant supervision.
If a child is missing, the pool should always be checked first. Seconds count in preventing death or disability.
Pool alarms can be used as an added precaution. Underwater pool alarms can be used in conjunction with power safety covers. CPSC advises consumers to use remote alarm receivers so the alarm can be heard inside the house or in other places away from the pool area.
Toys and flotation devices should be used in pools only under supervision; they should not be used in place of supervision.
Well-maintained rescue equipment (including a ring buoy with an attached line and/or a shepherd’s crook rescue pole should be kept by the pool.
Emergency procedures should be clearly written and posted in the pool area.
All caregivers must know how to swim, know how to get emergency help, and know CPR.
Children should be taught to swim (swimming classes are not recommended for children under the age of 4 years) and should always swim with a buddy.
Alcohol should not be consumed during or just before swimming or while supervising children.
To prevent choking, chewing gum and eating should be avoided while swimming, diving, or playing in water.
Water depth should be checked before entering a pool. The American Red Cross recommends 9 feet as a minimum depth for diving and jumping.
Rules should be posted in easily seen areas. Rules should state “no running,” “no pushing,” no drinking,” and “never swim alone.” Be sure to enforce the rules.
Tables, chairs, and other objects should be placed well away from the pool fence to prevent children from using them to climb into the pool area.
When the pool is not in use, all toys should be removed to prevent children from playing with or reaching for them and unintentionally falling into the water.
A clear view of the pool from the house should be ensured by removing vegetation and other obstacles that block the view.

Exploding Water Heaters

This is just worth repeating.
Household hot water heaters are so common and trouble-free that we often take their safe operation for granted. Yet the potential for a serious danger does exist when water heaters are not routinely inspected. What causes a hot water tank to explode? Excessive temperature when combined with tank corrosion can cause a “pressure heat rupture” or explosion. If the water temperature is below 212 degrees Fahrenheit, the primary danger is scalding.
However, if the water temperature is above 212 degrees, the water will turn into steam. Steam expands to 1,700 times the space it occupies as water. It can cause a violent explosion. Is there any warning? If steam without water comes from a hot water faucet, the situation is dangerous. Shut off electric power to an electric water heater or shut off the gas valve on a natural gas water heater, then call a qualified technician to replace the thermostatic control. How can I minimize potential danger? Make sure your water heater has a temperature/pressure (T/P) relief valve. Ice Dams

What is an ice dam?
An ice dam is a ridge of ice that forms at the edge of a roof and prevents melting snow (water) from draining off the roof. The water that backs up behind the dam can leak into a home and cause damage to walls, ceilings, insulation, and other areas. Figure 1 shows a cross section of a home with an ice dam.

What causes ice dams?
There is a complex interaction among the amount of heat loss from a house, snow cover, and outside temperatures that leads to ice dam formation. For ice dams to form there must be snow on the roof, and, at the same time, higher portions of the roof's outside surface must be above 32° F while lower surfaces are below 32°F. For a portion of the roof to be below 32°F, outside temperatures must also be below 32°F. When we say temperatures above or below 32°F, we are talking about average temperature over sustained periods of time.
The snow on a roof surface that is above 32°F will melt. As water flows down the roof it reaches the portion of the roof that is below 32°F and freezes. Voila!—an ice dam.
The dam grows as it is fed by the melting snow above it, but it will limit itself to the portions of the roof that are on the average below 32°F. So the water above backs up behind the ice dam and remains a liquid. This water finds cracks and openings in the exterior roof covering and flows into the attic space. From the attic it could flow into exterior walls or through the ceiling insulation and stain the ceiling finish.
Nonuniform roof surface temperatures lead to ice dams.
Preventing ice dams
In all Minnesota communities it is possible to find homes that do not have ice dams. Ice dams can be prevented by controlling the heat loss from the home.

New Housing Numbers

Monthly rise in sales of existing homes from October 2009 to November 2009, according to the National Association of Realtors. The seasonally adjusted sales rate for existing homes reached 6.54 million units last month, up from 6.09 million and 4.54 million a year earlier, says the NAR.
The rise in existing-home sales hasn’t boosted the selling price for these homes, however, as distressed properties are dragging down the sales price, according to the NAR, which noted that these properties made up a third of existing-home sales last month. The national median price for existing homes in November was $172,600 in November, 4.3 percent less than it was in November 2008. (The national median price peaked at $230,100 in July 2006.)
The NAR attributes the jump in existing-home sales to the wave of people looking to take advantage of the federal tax credit for home buyers, which has been extended until the end of April 2010

Frost Proof Faucets

A burst water pipe is a home-repair nightmare: When the temperature drops below freezing and the water in an exposed pipe freezes, it expands, rupturing the pipe. While most plumbing is protected by insulation or heating, an outdoor faucet is vulnerable to the elements.

Fortunately, this fixture is easy to protect with a freezeproof faucet (aka a freezeless or frostproof hose bib, sill cock, or faucet). A standard hose faucet freezes because the supply pipe connect to the faucet outside the heated house. This exposes the water to freezing temperatures. A freezeproof faucet, ranging from 4 to 24 inches in length, extends back into the house, and its valve seat—where the water stops when the faucet is off—is all the way inside. So once the handle is turned off outside, the water never makes it farther than the warm side of the wall; any water trapped in between just drains out the faucet.

Moisture on Windows

To reduce humidity levels in your home:

Use ventilation fans in kitchens and baths to control moisture.
Your clothes dryer should be vented directly to the outside. Inspect the vent duct. Make sure it is attached securely to the dryer. Check that it is clear of obstructions (e.g. lint). Check for holes that leak air. If vent duct is damaged replace it with a metal duct. The vent duct should be cleaned at least once a year. The Consumer Products Safety Commission additional safety tips for dryer vents .
If you have single pane windows, especially with metal frames, install storm windows or consider replacing your existing windows with ENERGY STAR labeled windows.
If you can’t afford to add storm windows or replace your windows now purchase and install a shrink film or polyethylene sheet, window insulation kit from a home center or hardware store.
If you have a humidifier, check it regularly for proper operation. It could be adding too much moisture to your indoor air.

Is Your Chimney Safe for Santa Claus?

The wood burning fireplace and chimney can be a major source of cold air leaks and other issues in winter. So the chimney and fireplace need a little going over before winter sets in.

Check that the chimney is clear of any nests from birds, squirrels or other animals.
Check flue damper operation. Make sure it opens and closes fully, and that it is able to be locked in the open or closed position.
Check chimney draft. Make sure the chimney will draw up the fire and smoke properly. Test this by taking several sheets of newspaper and rolling them up. Then with the fireplace damper in the open position, light the newspaper in the fireplace. The smoke should rise up the chimney. If it doesn't, you have an obstruction and need to call a professional in to clean the chimney of creosote and ash and possible debris.
If it has been several years (or never!) since you had your fireplace chimney cleaned, you should have it done by a professional chimney sweep. Definitely not a fun DIY project.
Inspect the fire brick in the fireplace. If you see any open mortar joints have them repaired immediately! A fire can spread into the stud wall behind the masonry fire brick through open mortar joints.

Tamper-resistant receptacles provide real safety.

In the U.S., an average of seven children per day (mostly boys under age three) are treated in emergency rooms for injuries due to contact with electrical outlets. Typically, these injuries occur at home and are caused by inserting common objects such as hairpins, keys and paper clips. Most victims experience 1st-degree or 2nd-degree burns-but more serious injuries also occur.
Fortunately, protecting kids from these injuries is simple. Tamper-resistant receptacles (also known as child-safety outlets) look like standard receptacles-but they include automatic shutters, which admit plugs but block other objects. These receptacles have demonstrated their effectiveness in hospital pediatric care areas, where they've been required for years.

2 phone calls this morning asking should I have a home inspection

These are just a few of the homes I have recently inspected;
1) 2 year old $600,000 home. All the wood windows were installed using the wrong nails. All of the exposed ends of the nails turned very dark black. (high moisture content in the home) Not a big structural issue, but it looked bad. Every window had dark nail dots........................
Cosmetically not to nice to look at. Especially at $600K.
2) 20 year old home, nicely updated home which had a "roof certification" after a recent hail storm. The "roof certification guys" didn't look in the attic and see the 2 foot in diameter very wet area on the roof sheathing.
3) 7 year home with all the bathroom exhaust vents venting directly into the attic. Moisture damage was very evident.
4) 3 homes all under 5 years old with electrical panels either not labeled at all or poorly labeled which is a huge safety hazard.
Never assume! Especially when it comes to buying a home. There are to many things that can and will cost you money in the long haul. A home inspection is always well worth your time and money.

10 Important Questions to ask a Home Inspector

1. What does your inspection cover? The inspector will ensure that the inspection covers all requirements of your state. If there are any areas you want to make sure are inspected, be sure to identify them upfront.

2. How long have you been a home inspector and how many inspections have you completed?

The inspector should be able to provide you with his/her professional history and have some referrals, or have more experienced inspectors to assist them.

3. Are you specifically experienced in residential property?

Experience in construction and building is helpful. But some are more experienced in commercial property.

4. Do you offer to do repairs or improvements based on the inspections?

Some states allow the inspector to perform repair work. Make sure, there are some regulations that strictly forbid this as it can be a conflict of interest.

5. How long will the inspection take?

The average on-site inspection can be two to three hours. Anything less than this may not be enough time for a thorough inspection and could be a red flag.

6. How much will it cost?

Costs vary depending on your region. HUD does not regulate home inspection fees.

7. What type of inspection report do you provide and how long will it take to receive the report?

Ask to see examples. Make sure you understand the type of reports the inspector issues.

8. Will I be able to attend the inspection?

The inspector’s refusal to let you attend the inspection is a red flag. You should be able to see the property through the eyes of a professional.

9. Do you maintain a membership in a professional home inspection association?

There are many state and national professional associations. Make sure to see their membership ID and do some research on their standing.

10. Do you participate in continuing education to keep your expertise up to date?

This is especially important if the home is older. Continuing education is a good measure of his/her professionalism and service.

Remember: Appraisals are for the lender, the home inspection is for you, the buyer.

Garage door maintance

Older homes may have charm that's difficult to find in a new house today, but often they do not compare well when it comes to meeting current safety standards. In fact, even houses built only 15 years ago may have major components that don't measure up. Case in point: automatic garage doors.
Although these sometimes massive doors are spring-loaded and move at the touch of a button, maiming injuries and several deaths (mainly to children) occur every year. There are many contributing factors. One is that a garage door is the largest and heaviest moving object in a house; another, that the convenience of mounted keypads and portable remote controls means garage doors are often used more than any other entrance.
To check that the door is balanced, release it into the manual mode and lift it by hand. The door should lift easily and smoothly and stay open on its own about 3 feet off the ground. If it doesn't, by hire a garage door technician to counterbalance its overhead spring . Next, set the reversing force on the opener as low as possible. Place a 2x4 board on the ground under the door, wide side down. The door should pop back up when it hits the 2x4. If it doesn't, call a garage-door pro. Test the photoelectric eyes by holding the 2x4 between them. The door should reverse direction. If it doesn’t, have it checked by a pro.

Improve your home’s comfort and save energy and money while doing the right thing for the environment. By using energy efficiently in your home, you can make a difference by preventing air pollution from power plants. Follow these simple recommendations from the U.S. Environmental Protection Agency:
1. Know the Facts – The average family spends $1,400 a year on energy bills, with nearly half of that spent on heating and cooling. Energy-efficient heating and cooling equipment, sized and installed correctly, with properly sealed ducts, can save homeowners as much as 20 percent on their annual energy costs.
2. Keep it Clean – A dirty air filter can increase your energy costs and lead to early equipment failure. Clean or change the air filter in your heating and cooling system monthly. Some filters only need to be changed every 3 months. Also, have your equipment checked seasonally to make sure it’s operating efficiently and safely – check-ups can identify problems early. Dirt and neglect are the #1 causes of system failure.
3. Bundle Up Your Home – Hidden gaps and cracks in a home can add up to as much airflow as an open window. The more heat that escapes, the more cold air enters, causing your system to work harder and use more energy. Home Sealing can improve your home “envelope” – the outer walls, ceiling, windows and floors -- and can save up to 10 percent in energy costs. Start by sealing air leaks and adding insulation—pay special attention to your attic and basement, where the biggest gaps and cracks are often found. If replacing windows, choose ENERGY STAR qualified ones.
4.Tighten Your Ducts – If you have a forced air furnace or heat pump, then a duct system is responsible for circulating warm air throughout your home. Leaky ducts can reduce your system’s overall efficiency by 20 percent. Sealing your ducts can save up to $140 annually on energy bills and help you consistently heat every room.
5. Don’t Oversize – If you’re replacing old equipment, make sure your new equipment is properly sized for your home -- bigger isn’t always better. An oversized system will cost more to buy and operate and will cycle on and off too frequently, reducing your comfort and leading to early system failures and repair costs. Correct size and proper airflow will ensure that your equipment works efficiently, saves you money, and helps protect our environment.
6. Put Your Home to the Test – Doing a home improvement project this fall or winter? ENERGY STAR has online tools to evaluate your home’s energy performance and offer solutions to increase comfort and energy efficiency. Visit www.energystar.gov/homeimprovement. Have your utility bills handy for savings calculations.
7. Consult a Professional – Find an experienced, licensed contractor before embarking on any heating and cooling overhaul. Visit http://www.natex.org/ to find a contractor whose technicians are certified by NATE (North American Technician Excellence), the leading industry-supported testing and certification program. Your contractor should properly size your equipment, test airflow, and perform a quality installation.
8. Cash in on Special Offers – Concerned about the cost of new heating equipment? Check with your local utility or visit the rebate finder at www.energystar.gov/rebatefinder to see if there are any special deals on high efficiency heating equipment. Manufacturer rebates are usually offered in fall and early spring. Ask for ENERGY STAR qualified equipment – it might cost more up front, but will offer you greater savings and comfort for years to come.
9. Shop Smart – If your heating equipment has been poorly maintained and is 15 years or older, it’s probably time for a more efficient replacement. Ask for an ENERGY STAR when buying the following equipment:

Furnaces – One in four furnaces in U.S. homes is more than 20 years old. Old furnaces cost more to operate per year than new, ENERGY STAR qualified models that are 15 percent more efficient than standard models.
Heat Pumps – Today’s electric and geothermal heat pumps are much more efficient than those installed just 10 years ago. When installed in a home with a well-sealed home envelope, heat pumps will provide great value and comfort for your energy dollar. An ENERGY STAR qualified geothermal heat pump is 30 percent more efficient than comparable new equipment and can save you as much as $200 annually. A qualified electric heat pump is 20 percent more efficient and can save you about $130 annually.
Boilers – An ENERGY STAR qualified boiler uses features like electric ignition and new combustion technologies that extract more heat from the same amount of fuel, to be 7 percent more energy-efficient.
Programmable Thermostats – Regulate your home’s temperature with four programmable settings and you can save about $100 annually on your energy bills.

15 of the coolest sharing concepts and resources I’ve found to inspire you and your Family

Recently launched is Shareable, a network of people committed to making life shareable. From the about page: “We cover the people, places, and projects that are bringing a shareable world to life. And share tools and tips to help you make a shareable world real in your life.”
Coworking: In which a group of people share an office space and all the amenities like printers, tea, tables, chairs, but have their own workspace. Some are permanent and some are drop-in based. Here’s a sort of coworking clearinghouse and The Coworking Institute.
Software: From Linux to open office, open source electronic resources are created by users for users.
Yard sharing: Don’t have time to garden but would like the benefits? Share your yard with a neighbor or neighbors. Hyperlocavore and Sharing Backyards are both sites that help people find and link up with others who want to start yard sharing in their communities.
Childcare: From organized co-op preschools to informal neighborhood babysitting co-ops, people all over are sharing the responsibilities of raising children. Because after all, it does take a village. Here’s a site to help you get started.
Stores and Farms: Here’s a directory of cooperative stores and buying clubs. CSAs have been around for a while and they are a form of sharing. Many of the earlier ones required members to work some hours on the farm. Then there’s cowpooling, in which you buy a whole cow with your neighbor. It’s green because the whole animal gets used, not just the prime cuts you find in the grocery store.
Cohousing: Cohousing is often like other housing, where everyone has their own private space, but the residents all consciously choose to share public space, meals, childcare, activities, or whatever they decide. This cohousing website is for people who are in cohousing or want to be in cohousing to help them share information and resources.
Cars: Having a car when you need it and not having it when you don’t is the beauty of car sharing. There are many types of car shares from informal, free and community- or neighborhood-based to businesses like Zipcar and City Car Share. Here’s a page with listings in each city.
Bikes: Popular in Europe, the idea is catching on here with varying levels of success. Shocker! Sometimes the bikes get stolen. The Bike Sharing Blog compiles information on bike sharing from everywhere.
Travel: Like to travel, but lack the money for a hotel? Or have the money, but would rather see the “real country”? Try Couchsurfing.org.
Seeds: Preserving biological diversity and making friends are two benefits of seed swapping. You could easily save seeds among friends and neighbors. There’s an informal neighborhood seed swap that sometimes sets up at my local farmers’ market.
Homesharing: Different from cohousing, this concept is for seniors to connect with one another and share houses, resources and companies. Kind of like roommates for the older set.
Skill Sharing: Brooklyn Skill Share is a network of people sharing knowledge. Another knowledge sharing organization, Bike Kitchens are places where people can go to learn to fix their own bikes and share tools.
Dinner: Frugal Foodies are loosely organized, rotating groups of people that cook dinner together once a week.
Borrowing: Neighborrow facilitates borrowing of tools, books and other household items among neighbors.
We do this in an informal way, since we share a lawnmower with our friends. We got the lawn with the house and didn’t want it and we got the lawnmower for free from a relative. Why buy a lawnmower for a lawn we don’t want and why make our friends do the same? So we share (at least until we can transform it all into an edible landscape).
We also share a car in our household among two and we belong to a grocery co-op that requires us to work 2 1/2 hours per month.

Ice Dam Prevention

There's no way to guarantee an ice dam won't damage your home, but you can take steps to cut the chances of an ice dam forming in the first place:

If you haven't already, thoroughly clean all leaves, sticks and other debris from your home's gutters and down spouts. This allows melting roof snow to flow into gutters and through down spouts.
Make every effort to keep snow on your roof to a minimum. Long-handled devices on the market called "roof rakes" let you stand on the ground and pull the snow off the roof. Keeping heavy snow loads off your roof reduces the chances for both ice dam formation and roof failure due to the weight.
All winter long, keep gutters and down spouts clear of snow and icicles.
Evaluate the insulation and ventilation in your attic. Most experts agree the R-value of attic insulation should be at least R-30 (R-38 is preferable in northern climates). In addition, good airflow from under the eaves or soffit area along the underside of the roof and out through the roof vents is essential. If your furnace or boiler is older than 20 years, chances are it is a good investment to replace it with a high-efficiency model with the guidance of a good contractor. Also consider a replacement now if your system is one of the following:

Panels that are manufactured by Federal Pacific Electric Company and employs Stablok breakers and other components that have been alleged to be defective. However, the panel is old and the company is now out of business, and although field reports of defects and dangers were never apparently substantiated by laboratory tests they have been numerous and serious enough for us to recommend either upgrading the panel or seeking a second opinion. Federal Pacific Electric "Stab-Lok" service panels and breakers are a latent hazard and can fail to trip in response to overcurrent, leading to electrical fires. The breakers may also fail to shut off internally even if the toggle is switched to "off." Some double-pole (240-Volt) FPE circuit breakers and single-pole FPE Stab-Lok circuit breakers simply do not work safely.

There are other FPE panel-defects independent of the breaker problems, panel and panel-bus fires and arcing failures in some equipment. The failure rates for these circuit breakers were and still are significant. In some cases failure to trip occurs 60% of the time - a serious fire and electrical shock hazard.

Failures are documented in the CPSC study and by independent research. Additional independent testing and research are on-going and are reported here. FPE Stab-Lok electrical panels should be replaced. Do not simply swap in some replacement breakers.

What does a furnace filter do?

Furnace filters protect the furnace. They also contribute to good health and well-being by cleaning the air circulating through the house. Filter designs and rating systems vary. Some filters remove large, heavy particles from the air but allow smaller particles to flow through. Large particles (from 6 to 100 microns in size) include lint, pollen, and mold spores. Medium particles (from 0.3 to 6 microns) include dust, animal dander, and bacteria. The smallest particles (0.3 microns and below) include smoke, smog, and viruses. By comparison, a human hair is between 3 to 200 microns.

The American Society of Heating, Refrigeration, and Air Conditioning Engineers has devised a rating system for filters. They use numerical values ranging from 1 to 12, with the higher number capturing more of the dust.

Furnace filters remove particles from the air that can affect the lungs.

The 3M Company, a major manufacturer of filters, primarily uses a Filter Performance Rating (FPR). It is based on the ability of the filter to capture particles from 0.3 to 1.0 microns. These sub-micron particles are most likely to be inhaled, where they can cause problems in the lungs. Their rating of filters range from 300 to 1600.

A general guideline is to change filters at least every three months to maintain maximum efficiency. Some types of filters, however, may need to be washed or replaced more often, so check monthly. Change furnace filters according to the manufacturer's directions, and use the filter they recommend.

The human body is comfortable when relative humidity ranges between 20 and 60 percent. In your home, an average relative humidity of 35 to 40 percent is appropriate when the outside temperature is 20°F or above. However, during cold weather, higher humidity ranges may cause structural damage because of condensation on windows and on the inside of exterior walls. As outdoor temperatures fall, condensation problems inside may develop.

The construction of a home also influences how much humidity is desirable. Tightly constructed buildings with properly installed vapor barriers and tight fitting doors and windows retain more heat and moisture. This is where mechanical ventilation becomes important. If a home does not have the proper mechanical ventilation, excess water vapor can move through walls and ceilings, causing wet insulation, peeling paint, and mold on walls and woodwork.

A vapor barrier protects walls from condensation.

How to Gauge Indoor Humidity

Drop three ice cubes into a glass, add water and stir. Wait three minutes. If moisture does not form on the outside of the glass, the air is too dry; you may need a humidifier. (Do not perform this test in the kitchen, because cooking vapors may produce inaccurate results.)
Frequent fogging of windows may indicate too much humidity. The appropriate relative humidity will allow only slight condensation along the lower edges or corners of windows. More condensation could be damaging.

Exploding Water Heaters-Yikes!

Household hot water heaters are so common and trouble-free that we often take their safe operation for granted. Yet the potential for a serious danger does exist when water heaters are not routinely inspected. What causes a hot water tank to explode? Excessive temperature when combined with tank corrosion can cause a “pressure heat rupture” or explosion. If the water temperature is below 212 degrees Fahrenheit, the primary danger is scalding.
However, if the water temperature is above 212 degrees, the water will turn into steam. Steam expands to 1,700 times the space it occupies as water. It can cause a violent explosion. Is there any warning? If steam without water comes from a hot water faucet, the situation is dangerous. Shut off electric power to an electric water heater or shut off the gas valve on a natural gas water heater, then call a qualified technician to replace the thermostatic control. How can I minimize potential danger? Make sure your water heater has a temperature/pressure (T/P) relief valve. Bathrom Exhaust Venting

There are some guidelines you need to follow to ensure proper ventilation. Think of your bathroom venting system as a chain. If one of the links does not do it's job, the entire system will fail. The three main links in the venting chain are:

1. Adequate fresh air intake. - To move moist air out, you must have a large enough intake opening to get fresh air into the bathroom. The easiest way to do this is to make sure you have a gap of at least a half inch under your bathroom door.

2. Proper exhaust venting. - The exhaust duct should have smooth internal surfaces with few bends and a short run for the best airflow. The duct has to be vented to the outside of the home with a dryer-type hood and flap to prevent backdrafts.

3. Appropriate CFM motor size. - The bathroom size will determine the "cubic feet per minute" rating of the fan. For instance, an 8'x8' foot bathroom should use a fan rated around 102 CFM's to supply the recommended 12 air changes an hour.

Molds gradually destroy the things they grow on. You can prevent damage to your home and furnishings, save money, and avoid potential health problems by controlling moisture and eliminating mold growth
It is impossible to get rid of all mold and mold spores indoors; some mold spores will be found floating through the air and in house dust. The mold spores will not grow if moisture is not present. Indoor mold growth can and should be prevented or controlled by controlling moisture indoors. If there is mold growth in your home, you must clean up the mold and fix the water problem. Residential roofing is typically made up of a multitude of materials andsurfaces whose primary task is to maintain a barrier between the interior and the weather.The most pervasive and difficult weather element to control is water. Roof flashing isusually the last line of defense in the battle against water penetration.

Flashing forms the intersections and terminations of roofing systems and surfaces, tothwart water penetration. The most common locations for roof flashing are at valleys,chimneys, roof penetrations, eaves, rakes, skylights, ridges, and at roof-to-wallintersections.

Flashing must be configured to resist the three mechanisms of water penetration:gravity, surface tension, and wind pressure. To achieve this, flashing can be lappedshingle style, soldered or sealed to function as a continuous surface, or can beconfigured with a non-continuous profile to defeat water surface tension.

Flashing materials must be durable, low in maintenance requirements, weather resistant,able to accommodate movement and be compatible with adjacent materials. Common modes offailure include exposure to salt air, excessive heat, acid rain, heavy snows, and scouringwinds.

Traditional materials and methods of installing flashing produce some of the longestlasting of building systems components. Those methods do, however, require experience andare time consuming.

Newer membrane materials and modern sealants are available that complement time-testedtechniques, but, regardless of the methods and materials employed, the basic principles ofroof flashing must still be adhered to, and the three water penetration mechanisms must beovercome.

1. Check the wattage of all bulbs in your lights.
Are the bulbs the appropriate wattage for the size of the fixtures? A bulb of too-high wattage may lead to fire through overheating.
2. Check all lamp cords and extension cords.
Are cords placed out of the walking areas and free of furniture resting on them? Tripping hazards may result.
Also, stepping on cords or placing furniture on them can cause damage and create a fire hazard.
Are cords in good condition (not damaged or cracked)? Shock or fire hazards can result from damaged cords.
Do not attempt to repair cords yourself. Take any item with a damaged power cord to an authorized repair
center, or safely dispose of the item and purchase a new one.
Are cords unwrapped? Tightly wrapped cords can lead to overheating.
Are all extension cords being used only on a temporary basis? Extension cords are not as safe as permanent
house wiring. Have receptacles installed where they are needed.
3. Check all wall outlets and switches.
Are all outlets and switches working properly? Improperly operating outlets or switches indicate that an
unsafe wiring condition may exist.
Are all outlets and switches cool to the touch? Unusually warm outlets or switches may indicate an unsafe
wiring condition exists.
Do you hear crackling, sizzling, or buzzing from your outlets? Call a licensed electrician to identify the cause.
Are all outlet and switch cover plates in good condition? Replace any missing, cracked or broken cover plate.

Direction of my ceiling fan?

The effects of a ceiling fan in the summer months are directly related to the well know wind chill factor. By producing a breeze or wind chill, a ceiling fans downward airflow can make a room with a thermostate setting of 78 degrees feel like 72 degrees. The actual thermostate in the room will not change, it does not cool the room, people in the room will feel the wind chill effect making them more comfortable.

This will save from 30% to 40% on air conditioning bills. So, make sure during summer months that your ceiling fans are rotating counter clockwise pushing the air down.

In the Winter the Ceiling Fan should be rotating clockwise

To avoid wind chill in the winter warming the ceiling fans should stay on low speeds at all times. Remember that in the reverse direction the ceiling fan should be pushing the air upward.

A qualified home inspector will point out your ceiling fan and make sure it is going in the right direction.

The lack of moving air can also be advantageous to people with severe allergies. Hydronic (liquid-based) systems use little electricity, a benefit for homes off the power grid or in areas with high electricity prices. The hydronic systems can also be heated with a wide variety of energy sources, including standard gas- or oil-fired boilers, wood-fired boilers, solar water heaters, or some combination of these heat sources.
Hydronic (liquid) systems are the most popular and cost-effective radiant heating systems for heating-dominated climates. Hydronic radiant floor systems pump heated water from a boiler through tubing laid in a pattern underneath the floor. In some systems, the temperature in each room is controlled by regulating the flow of hot water through each tubing loop. This is done by a system of zoning valves or pumps and thermostats. The cost of installing a hydronic radiant floor varies by location and also depends on the size of the home, the type of installation, the floor covering, remoteness of the site, and the cost of labor.

Flashing on your home

Flashing is the waterproofing material installed under shingles or tiles where two roofs intersect. Flashing is also installed where the roof ends or abuts a wall. And you'll see flashing used around chimneys and vents that penetrate the roof.
Flashing is your home's primary defense against water. Flashing keeps water from getting inside your home and causing costly damage. This is important because a leaking roof can cause rot damage so extensive it can compromise the structural integrity of your home.
Check the flashing as well as the condition of your roof shingles when you clean your gutters. Look carefully for loose nails and holes as well as the seals at the edges of the flashing. Roofing cement and caulking can become dry, cracked, and crumble away, exposing joints to the elements. It is a simple matter to reseal the flashing and much less trouble than patching and painting water-stained walls and ceilings.

Landscape Grading and Your Home

Grading that can collect and hold water near and next to a foundation wall can cause water issuses in the basement. Water in a finished basement area can lead to mold growth within 48 hours. Long term water leakage can cause wood rot to wall framing members and can damage the foundation. Stored items can become damaged after a flood into a basement.

I find grading problems on almost every home that I inspect. Most issues will occur in the spring when the ground begins to thaw and spring rain arrives. The grade is just like a roof on a house. A grade that pitches towards a home can direct water to the home. This can be critical during the winter when the ground is frozen and snow covered. A heavy rain can quickly cause flooding next to a foundation wall and then leak into the basement. Heavy rain can occur any time during the year.

It's not bad idea to have your home professional inspected for proper drainage.

The heated refrigerant runs through a condenser coil within the storage tank, transferring heat to the water stored there. As the refrigerant delivers its heat to the water, it cools and condenses, and then passes through an expansion valve where the pressure is reduced and the cycle starts over.

The knob and tube wiring may have become damaged by age, exposure to leaks, or to chewing rodents. In attics, for example, we often see that this wiring has been damaged by having been stepped-on or by chewing rodents.
The safety of the knob and tube circuit may have been affected by building changes such as adding insulation and modifications to the original circuit.

Inspect the whole electrical: An expert should inspect the condition of the building electrical wiring, including the wires, connections, devices like receptacles, switches, and overcurrent protection by fuses or circuit breakers.

Squeeky Door Hinges

Squeaky door hinges can be a real annoyance, however with 5 minutes of work you can eliminate them.

To start with, make sure the hinges are all fastened tightly to the door frame using a screw driver.

Next, remove one hinge pin at a time from each door hinge and wipe it clean with a rag. To remove the hinge pin you will need a hammer and small thin screwdriver. Just slide the thin screwdriver into the base of the hinge, underneath the hinge pin and tap it up and out with your hammer.

Now, lubricate the hinge pin with a little oil or WD40. You can even use Canola oil in a pinch.

Next, lubricate the door hinge itself with a little WD40 or oil and wipe it clean with a rag. Note, make sure you place a rag underneath the door hinges before applying any oil to the door hinge. Otherwise you may leave an oil stain on your flooring.

Slide the hinge pin back into the door hinge and repeat this process for the other remaining hinges.

With any luck your door should be squeak free after lubricating all of the hinges.

A wet basement is more than a nuisance. If your basement includes finished living space, any kind of moisture can ruin carpeting, drywall, and framing. Even if you have a crawl space or just use your basement for storage, a simple case of condensation can buckle hardwood flooring on the level above and spawn harmful mold.

If you have a soggy basement, you're not alone. The American Society of Home Inspectors, based in Des Plaines, IL, estimates 60 percent of U.S. homes have wet basements, and 38 percent run the risk of basement mold.

The water most often comes from rainfall and melting snow. Even a small storm can trigger a deluge a house with a 1,500-square-foot roof sheds 1,000 gallons of water for every inch of falling rain. In tougher cases, the problem is rising groundwater, which may even be fed by an underground spring. Once the water accumulates around your foundation, it works its way inside through cracks, joints, and porous material.

A pro cure can cost from a few hundred dollars to many thousand. But even if you're knee-deep in water, don't call your banker yet. You can solve most wet-basement problems yourself for significantly less than you'd pay a professional. The key is to determine which of the three major problems you have: condensation, runoff, or subsurface seepage.

Asphalt versus Concrete Driveways

Asphalt paved driveways are typically cheaper to install than concrete paved driveways. However, asphalt paved driveways need significant more care over time to protect them. Asphalt paved driveways need to be sealed at least once every 3-5 years. Each sealing, though easily completed by a do it yourself homeowner, costs money and time. In addition, the sealer needs typically 2-3 days to dry before you can park a vehicle on it. Also, a newly asphalt paved driveway should not be sealed for at least 6-9 months, as the light oils associated with the asphalt need to evaporate first. If an asphalt driveway is sealed too soon it will remain soft forever.

Asphalt driveways do not need to be always black and concrete driveways do not always need to be off-white. Both asphalt and concrete driveways can be tinted to various colors. Check with your prospective paving contractors first to see what color options there are for your driveway project.

Asphalt driveways, if maintained can typically last 25-30 years. Concrete driveways can last even longer. However, both require a solid foundation to be laid on. If not laid on a solid foundation both will crack over time, especially in colder weather climates. Asphalt cracks are easier to repair than concrete driveway cracks.

Consideration for the slope of the driveway should also be considered when contemplating concrete driveways. Over time, concrete driveways can shear off of the foundation they are poured on which can lead to unwanted cracks.

To prevent a problem like this from coming back, consider installing root barriers made of plastic. This will physically stop roots from penetrating pipes, or lifting concrete sidewalks or toppling retaining walls, for that matter. There's quite a bit of work involved, however. You'd have to dig a trench down 3 to 4 feet to install the barrier along the length of the pipe. If the tree's trunk is close to the trench, though, any roots you cut in the process can compromise the stability or health of the tree. Consult a certified arborist before cutting any roots to make sure there won't be a problem.

If it turns out that a root barrier won't work, I'd approach your neighbor (in a neighborly fashion) and see if he'd be interested in splitting the cost of either removing the offending trees or getting regular visits from a drain-service pro.
